The James Lee Suites includes 48 apartments with eight suites per floor over six floors. We have four 2 bedroom + 2 bathroom suites per floor, three 2 bedroom + 1 bathroom suites per floor, and one 1 bedroom + 1 bathroom suite on each floor. Each floor has the same design – that is, the 01 suites (201, 301, 401, etc.) have the same layout on every floor, the 02 suites are the same, and so on.

Suite purchase price includes 5 appliances, parking spot and storage locker.

Suite Features
  • Five appliances included in suite purchase price: fridge, stove, dishwasher, stacked washer/dryer.
  • Gas fired, forced air combo heating/cooling unit in each suite.
  • Individual utility metering (self-managed controls for heating and air conditioning in all suites).
  • Approx. 10ft x 8ft balcony off all apartments.
  • Standard bathroom features: American Standard fixtures and 1 piece Mirolin tub/shower enclosures.
  • Standard kitchen features: white appliances, raised panel laminate cabinets, hood fan over stove vented to the exterior. Please note some kitchens have been upgraded.
  • Oversized double glazed casement windows.
  • Wired smoke and carbon monoxide detectors.

We provide the following information as a general guideline of approximately how much you might spend per month as a resident of the James Lee Suites. Tax and maintenance fee amounts in this chart are exact for each suite. However, please be aware that we are providing estimates of fees for hydro, gas, phone, cable and insurance (as they vary depending on individual use and preferences of each suite owner).

  • landscaping upkeep (grass cutting, edging, tree trimming, fertilizer, etc.)

  • in-ground sprinkler system
  • exterior window washing in spring and fall
  • upkeep and maintenance of garage door and parking gate
  • reserve fund contributions
